RENTER’S GUIDE

Short & Long-Term Contracts

The application process typically takes 2 days

and includes a credit check and background check.

Verification of Income:  

Application may be denied if monthly rent is more than 40% of verifiable household income (Income must be at least 2.5x the monthly rent).  Applicant must provide verification of wages, SSI, food stamps, child support, and any other income to be counted as income on application. Unemployment payments will never be considered income.  

 

Criminal History:  

Felony convictions may be grounds for denial depending on the nature, severity, and time since the conviction. Felony convictions for acts of violence, sex crimes, or illegal manufacturing or distribution of drugs within the last 7 years being of the most critical nature. Per federal regulations, special accommodations may be requested for certain drug and alcohol related convictions.

 

Rental History:

Applicant must have good rental references unless applicant has just sold their home.  Relatives are not acceptable as rental references.  Application may be denied for evictions, damages beyond normal wear and tear, illegal activity on premises, refusal to re-rent by previous landlord or a balance still owed to previous landlord.

 

Pet Policy:

Due to insurance costs and limitations, Property Management & More does not allow the following types of dogs in any of our properties: Pit Bulls, Rottweilers, Chows, Doberman Pinchers, German Shepherds, American Staffordshire Terriers, Wild dogs such as coyotes, wolves, and dingoes, or any dog that has any of the above breeds in their lineage. The pet owner will need to provide a letter from their previous manager of pet's behavior.
